If you are building a SaaS product, multi-tenancy is probably the most important architectural decision you will make. Get it right, and your platform can serve thousands of customers efficiently. Get it wrong, and you will spend years fighting data isolation issues, performance problems, and scaling headaches that could have been avoided.

The challenge is that multi-tenancy decisions made early in development have consequences that compound over the lifetime of the product. Changing your tenancy model after you have hundreds of customers is like rebuilding an airplane in flight. Possible, but enormously painful and risky.

The Three Approaches

There are fundamentally three ways to handle multi-tenancy. A shared database where all tenants live in the same tables with a tenant identifier column. A schema-per-tenant model where each customer gets their own database schema within a shared database server. And a database-per-tenant approach where each customer has a completely isolated database.

Each has trade-offs. Shared databases are the most efficient but require meticulous attention to data isolation. Schema-per-tenant offers better isolation with moderate overhead. Database-per-tenant provides the strongest isolation and simplest compliance story but is the most expensive to operate at scale.

What Most Teams Get Wrong

The most common mistake is choosing shared-everything because it is the simplest to build initially, without considering the downstream implications. When a large customer comes along with strict data residency requirements, or when a noisy neighbor’s heavy workload degrades performance for everyone else, the limitations become painfully clear.

The second most common mistake is over-engineering isolation before you need it. If you are pre-revenue with ten beta customers, database-per-tenant is overkill that burns cash and adds operational complexity. The key is choosing an approach that fits your current stage with a clear migration path for growth.

They build abstraction layers that make it possible to start with a shared model and migrate specific tenants to isolated databases as needed. This pragmatic approach balances efficiency in the early stages with flexibility for the future.
